Kosmos has new tenants

The 2 k square-metre office section of the former Kosmos cinema theatre was opened three months ago. Four tenants have moved into the new complex.

So far 800 sq. m of space has been rented in the four-storey Kosmos Art & Business Centre office building constructed by the company Mark Invest in al. Wojska Polskiego. Capital Nexus and Cognitran have already been tenants in the new complex. The first of the two is a call centre which provides customer support services to business and sales services, especially in the financial service sector. Cognitran is the only Polish branch of a British company developing software for database, webpage development and e-commerce purposes.
 
In July, Kosmos will have two new tenants. One of them is a restaurant that will occupy 180 metres of space on the ground floor. The investor has not disclosed the name of the second new tenant.
 
The second space earmarked for services on the ground floor (150 sq. m) is still awaiting tenants, as well as 1.2 k square metres of adaptable open-plan office space.
 
What is the price per square metre? It is PLN 55 net for the office and PLN 100 net for the commercial space.  Leases are usually signed for three years, but we are flexible, replies Piotr Wójtowicz, the proxy of Mark Invest which is also in charge of administration of the office building.
 
The investor claims the building offers A+ class space. It has energy efficient heating, air conditioning and ventilation systems and uses smart management.
 
What is going to happen to the old part of the Kosmos cinema theatre?  Originally Mark Invest wanted to keep it as a cinema theatre with some conference and exhibition space. This part was to be managed by the Kosmos Foundation established specially for the purpose by the Association of Artists and Art Producers. Additionally the building was also going to be home of the Centre of Renewable Energy.
 
The operator pulled out of the project. We are in talks with a few entities that could have their premises here. Within a couple of months we should find out who the new tenants will be, says Piotr Wójtowicz.
 
In the meantime finishing works inside and outside the cinema theatre building are underway. They include the repainting of the façade. Cutting-edge equipment and technology will be installed in the building as well. The revitalisation project has involved EU structural funds under the Jessica programme (PLN 16.3 M) and funds form the Regional Fund for Environmental Protection and Water Management (about PLN 2.5 M). The final value of the project will surpass PLN 25 M.
 
The Kosmos cinema was opened in 1959 and closed 44 years later, in 2003, owing to a poor technical condition and lack of funds.
 
Mark Invest commenced the investment with respect to the Kosmos Art & Business Center development in October 2013. The original completion date was June 2015. The contractor is the company Skanska. The same company has built the Mazowiecka Office at ul. Mazowiecka in Szczecin. Mark Invest has been in the commercial and non-commercial property leasing business since 2006.
