Waterfront at Sorrady attracts Scandinavians
Storrady Park Offices complex opened in mid-May. Among the lessees there is Tikkurila from Finland and Swedish Kinnarps. “Gryf” Strojny is currently engaged in talks with other Scandinavian companies.

Storrady Park Offices complex is located at the corner of ul. Storrady Świętosławy and ul. Jana z Kolna. It covers the total area of circa 9.5 thousand square meters and consists of three buildings: a three-storey office building with the area of 2 thousand square meters (fully commercialized), a revitalized and extended historic Power Station covering 6.8 thousand square meters, 5 thousand square meters of which is open space, and ‘Needle’ – 600 square meters of a glazed build-up structure together with two ground-floor pavilions for commercial-service use. “Gryf” Strojny, the owner and manager of the facility, has outlaid approx. PLN 40 million on the project, PLN 19.3 million of which derived from the revitalization loan initiated by JESSICA.
Tikkurila, a Finish paint manufacturer, has already moved to the old Power Station building and occupies two combined office studios with the total area of 160 square meters. Yard Energy from the Netherlands, an investor and a real property company operating in the sector of onshore wind farms, and Biuro Konstrukcyjne Bogdana Adamczyka have also leased their respective studio offices.
Smaller office studios of 60 – 250 square meters are situated in the addition to the old Power Station building, at the side of Park Żeromskiego. “Studio offices are in short supply in Szczecin – when small space is needed, the general practice is to divide large open spaces into smaller sections. Each studio in our complex has its own loggia and sanitary units.
Addressing our offer to smaller businesses is our distinguishing mark,” observes Paweł Nowicki, leasing director, Storrady Park Offices. “All offices, regardless of their size, are ready to use, with integratable design and the possibility to adapt them to the lessee’s individual needs. The investment design is the result of cooperation with – B-Studio Architecture Studio, „Gryf” Strojny’s related entity. Kinnarps, a supplier of top-quality public-use and office furniture has recently rented one of the ground-floor pavilions to house a state-of-the-art showroom. The showroom may likely prove to be a good starting point for discussions about the interior of the potential lessees’ offices. A bistro will soon open in the other pavilion.
About 25 percent of the complex is already occupied. “We are engaged in talks with a number of potential customers that want to lease large spaces. We are very happy about it, because 75% of the space that we still have available is open. It seems that the majority of the companies that are interested in our complex originate from Scandinavia. On that account „Gryf” Strojny has applied for membership to the Polish-Scandinavian Chamber of Commerce,” says Paweł Nowicki.
Why do Scandinavians find Storrady Park Offices so attractive? “Apparently, the design seems to appeal to the Scandinavian taste - people from the North tend to like boutique offices with many unique, top-of-the-line facilities. The talks we have had so far reinforce us in our conviction that our design-related decisions are smart. All in all, we expect that our links with Scandinavia will strengthen even further,” says Paweł Nowicki.
Another advantage of Storrady Park Offices, as described by Paweł Nowicki, is the novel character the office space in the old Power Station building, which constitutes almost half of the total area of the complex.
“We have managed to preserve part of the elevation and historic steel-framed windows. The modern interior design incorporates historic structural elements, the walls made of old brick. During the construction works we discovered certain infrastructural elements, some of which are left exposed in the garage halls to stress the historic character of the building. We have reconstructed old spiral stairs, and the indoor atrium on the third floor exposes the historic roof supporting structure,” describes Paweł Nowicki. The atrium will house a chill-out zone, i.e. generally available space to relax and rest in pleasant green surroundings, or office space (depending on the outcome of the current talks with potential lessees). A cobblestone alley, formerly known as Französische Straße, runs through the historical façade and ground-floor pavilions. It is publicly available from ul. Storrady Świętosławy and ul. Jana z Kolana - the owner of the complex believes it substantially adds to the atmosphere of the place (to open up to the city, the fence on the side of ul. Jana z Kolna is planned to be removed in the future). “We have revitalized not only the old Power Station building but also some areas marked out by the streets Storrady Świętosławy, Jana z Kolna and Kapitańska,” indicates Paweł Nowicki.
Considering the historic character of the main building, the need to perfectly integrate the design into the surrounding area and into the modern additions, the close vicinity of the Wały Chrobrego and the requirements of the local zoning plan, the design of Storrady Park Offices posed a great challenge for B-Studio Architecture Studio. The building construction works were performed by Gryf Development acting as the general contractor. Gryf Strojny will be the facility manager.
