Offices for 1.5 thousand employees erected at Południowa Street

This is a project of Agatrans Multi Projekt which so far has been designing and building industrial facilities and offices for others.

Szczecin Business Plaza comprising four office buildings will offer 11.1 thousand square meters of A-class space to let. The buildings will be provided with 24-hours security services, access cards and video surveillance. Outside there will be parking spaces for 300 cars. The investment project is worth over PLN 70 million and will apply for LEED certification − one of the most important global certifications granted to environmentally-friendly facilities.
 
“We want to acquire the Gold rating level which is the second highest level available. In order to be considered environmentally-friendly, a project must use the right construction materials and ensure that the construction itself follows relevant procedures. For example the construction site must be appropriately fenced and construction waste must be recycled,” says Łukasz Król, Project Manager at Agatrans Multi Projekt. In his opinion, with careful planning LEED certification will not increase the costs of construction too much.
 
The investor is also the contractor of the project and the design was developed by IDS Architekci.
 
The first stage of the investment project comprises two office buildings (B and C) with the total area of 1.5 thousand square meters each. They will be commissioned already in Q3 this year. The construction of the two remaining buildings − A of 1.5 thousand square meters and D of 6.7 thousand square meters − depends on the rental of office space.
 
Stage-one buildings have been nearly fully booked. Future tenants include a number of IT and accountancy companies. The investor has provided space for its office in building B. The number of people estimated to work in the office complex is 1.5 thousand.
 
The office space will start at 50 square meters (in the three smaller buildings). The minimum lease term is three years. Rent starts at EUR 10-11 per square meter and it is individually negotiated with the tenant, depending on the standard of finish.
 
“These are very attractive prices, comparable with those charged in building with poorer standards,” says Patryk Litwiniuk, owner of Litwiniuk Property responsible for tenant acquisition, and adds: “We can adapt the space to the company’s needs: it may be an open or enclosed space. The investor is able to ensure an A standard for every type of office space. All tenants will receive fully decorated office space only to be furnished. The office space will be commissioned three-four months after the lease contract was concluded”.
 
Apart from the office space Szczecin Business Plaza will house a cafeteria, restaurant and a nursery school. An entire floor in the B building will be occupied by conference rooms − two small and two big ones which, if combined, will make up a 150-square-meter room. The area between the buildings will be able to be used for staging events. Roofs will house green patios.
 
Agatrans Multi Projekt specialises in preparation of comprehensive design documentation and carrying out turn-key projects related to warehousing and manufacturing steel structures. The company has delivered over 500 thousand square meters of space to date. The company’s headquarters are situated in Szczecin at the Zabużańska Street. Szczecin Business Plaza is the company’s first office project in the capacity of an investor.
 
“The company has been growing for 20 years. So far we have been building industrial facilities and office buildings for other companies, also at the Goleniowski Industrial Park. However, now we have taken an opportunity to diversify our business,” explains Łukasz Król.
