The Vila at ul. Wielkopolska will be transformed into a hotel

The investor, i.e. DNHS - a well-known fish trader, is currently in the process of negotiating the transaction with potential lessees.

DNHS has bought the building in question from the Polish War Veterans’ Association. The building construction works in the villa, which dates back to the early 20th century, started two years ago. Originally the building covered 400 square meters, but following extension and adaptation of the hitherto unused space, it currently has 900 square meters of useable area. 
 
The front elevation has been refurbished and the interior has been properly adapted to fit the hotel needs - among others, the building now houses a restaurant and 24 rooms.   “Each room is different, but they all are guest-friendly and they capture the classicist style of the villa,” says Janusz Puzia, the president of DNHS Sp. z.o.o. Sp. K..  
 
The decorating and finishing works are well under way. “We intend to close the investment project this year. We did not manage to complete it by the original deadline which was December 2013. The delay was caused by many reasons, primarily our contractor-related problems,” explains Janusz Puzia. Before the property is placed into service, the 800 square meters of the land around the villa need to be properly developed – there are plans to build parking spaces and to landscape a garden.
DNHS is currently engaged in talks with potential lessees that will be responsible for running the hotel.
 
“The main assets of the villa are its boutique-hotel character and its location in close proximity to the city centre and Willa Ogrody conference hotel,” says Janusz Puzia.
 
The building extension design has been prepared by the architect - Wojciech Kamiński, and TP Szulc S.C. - a building construction company from Szczecin, is responsible for carrying out all the work. 
 
The value of the investment project equals PLN 5-6 million.
 
DNHS Poland Sp. z o.o. Sp. K. has been engaged in cross-border trading in foodstuffs since 1994. The company was set up in Szczecin as a daughter-company of a large Norwegian trader -  DNHS Fishing LTD. In 2000 it extended the scope of its activities – following that the company has built two apartment buildings in Świnoujście to be sold further.
